Sunset Property Solutions (SPS) has been serving the Greater Cincinnati area since 2015 and is headquartered in the Oakley neighborhood of Cincinnati, Ohio. Sunset Property Solutions has been providing high-end refurbished apartments in Cincinnati’s urban-centric and popular areas like Hyde Park, Oakley, Mt. Lookout, Mariemont, Pleasant Ridge, East Walnut Hills, Fairfield Ohio, and Little Rock AR since its inception.

Bob Gurr

Co-Founder

Bob Gurr co-founded Sunset Property Solutions (SPS) in 2015. His vision and passion for real estate helped drive SPS to become one of the fastest growing and most respected multifamily firms in Cincinnati. Prior to co-founding the firm, Bob worked as the VP of sales for a national recruiting company. Bob attended Miami University where he earned his business and finance degree. He enjoys spending time with his family, weekends at the lake, golfing, sports, and traveling the world. 

Josh Slonim

Co-Founder

Josh Slonim co-founded Sunset Property Solutions (SPS) in 2015.  Prior to starting SPS, he worked in medical sales for a national distributor.  Josh attended Miami University before going on to Bowling Green State University to get his MBA. He is the head basketball coach at Turpin High School, where he also attended high school and graduated in 2005. He enjoys spending time with his family and friends, golfing, and sports in general in his free time!

Alex Terauds

Partner & Chief Investment Officer

Alex joined SPS in March 2022. He started his real estate career at The Connor Group where he built and led the investment team responsible for underwriting, asset management, B-piece investments, and debt for multifamily and mixed-use assets. He also led on company strategy which resulted in new product offerings and a 250%+ increase in transactional volume. By Alex’s departure, he had completed $6B in transactions, was a Senior Partner and an executive on the three-member succession team. Alex is a Cincinnati “lifer” – he grew up in Montgomery, attended St. Xavier High School, graduated magna cum laude from University of Cincinnati, and now lives in Kings with his wife Stephanie and five-year-old son Gunnar.

Stephen Morsch

Controller

Stephen joined the SPS team in October 2021. He began his career at the Boca Restaurant Group, where he spent several years as the Controller. Most recently, he spent 3 years at North American Properties on the Investment and Family Office team. He oversaw the accounting, cash management, and reporting of a $250M + portfolio of real estate and private equity investments. When he’s not crunching numbers, he enjoys traveling, skiing, and watching Ohio State Football.

Andrew Hennegan

Director of Finance & Acquisitions

Andrew Hennegan joined the SPS team in March 2022 and brings over 7 years of experience in Commercial Real Estate Finance to the organization. Throughout his career, Andrew has originated more than $1 billion of debt across all Commercial Real Estate asset classes. At SPS he is responsible for overseeing the Real Estate Owned schedule, originating acquisition and take-out financing, monitoring loan compliance and property performance as well as identifying and analyzing new investments. Andrew lives in Walnut Hills with his fiancé Kelsey and their dog Tucker. In his free time, Andrew enjoys golfing, snowboarding and attending University of Cincinnati football games.

Sara Wood

Vice President of Property Redevelopment

Sara Wood joined the SPS team in 2018 and brings to the organization over 6 years of multifamily housing experience. She oversaw the company’s operational success, as well as the management and monitoring of all property operations, the transition to expansion, and assuring compliance with all applicable laws and regulations. Currently, she holds the position of VP of Property Redevelopment. She enjoys kayaking, hanging out with friends, traveling, and trying new restaurants around Cincinnati in her spare time!

Elizabeth Papa

District Property Manager

Elizabeth Papa joined SPS in 2020 and brings to the firm over 5 years of expertise in multifamily housing and commercial property management. She is transitioning from a property manager to the head of the HR department. In her spare time, she enjoys spending time with her son Milo!

Lauren Jones

Accounting Analyst

Lauren Jones became a member of the SPS team in March of 2020. She is the Accounting Analyst for Sunset Property Solutions and has over 12 years of office administration expertise. In her free time, she enjoys CrossFit, cooking, going on adventures, and hanging out with friends, or relaxing at home with her dog and some pizza.

Tim Rolf

Director of Maintenance

Tim Rolf has been with SPS for 6 years, bringing along with him his 24 years of construction experience. In his free time he likes outdoor activities and playing with his two dogs Penny and Brutis.

Mark Prunier

Vice President of Construction

Mark Prunier joined the SPS Team in July 2022 after more than 25 years of construction management, including four years in multi-family CapEx project management where he oversaw properties in multiple states. Mark is responsible for all large exterior and common area improvement projects, including adding new amenities to improve the resident experience and increase the ROI for the company and investors, as well as assessing any potential acquisitions to provide input on the condition of the property and budget for improvements and repairs. He is married with two children and enjoys kayaking, playing sand volleyball, biking, working outside on his property, and hanging out on brewery patios with his wife and three standard poodles.

Ken Morgann

Senior Property Manager

Ken Morgann joined the SPS team in March of 2020, bringing with him more than three years of expertise in multifamily housing and commercial property management. He is in charge of the company’s property management and operations to guarantee that facilities are maintained to their full capacity. He earned a degree in Business Real Estate from the University of Cincinnati. He enjoys spending his free time with his Australian Shepherd, Chief, hiking, kayaking, and camping, as well as playing a variety of sports such as golf, tennis and sand volleyball.

Ana Quezada

Property Manager

Ana Quezada joined SPS late 2021. Ana has been assisting her family remodeling business since 2019 and finds great passion in creating relationships with any and everyone. She began her career in finance and is now starting a new path in Property Management. In her free time, she enjoys quality time with her 4-year-old daughter and trying out new restaurants.

Jonathan Byrd

Property Manager

Jonathan Byrd joined the SPS team in February 2022 bringing with him more than three years of expertise in multifamily, student housing and commercial property management. Started with SPS as a Leasing Manager and quickly got promoted to Property Manager for SPS’s biggest acquisition to date in the Northern Kentucky area providing excellent customer service, a positive attitude, and a perseverance mentality. In his free time Jon enjoys hanging out with friends, rooting for the LA Lakers and trying new foods & restaurants in the Cincinnati area!

Abby Ewart

Property Manager

Abby Ewart joined SPS in 2022 with a background in residential and commercial leasing. She recently graduated from the University of Cincinnati with a degree in Real Estate and Marketing, and is transitioning into a Property Management role. In her spare time, she loves trying new restaurants around Cincinnati, spending time outdoors, and traveling!

Emily Segers

Leasing Agent

Emily Segers joined SPS mid 2022. Emily has recently graduated from University of Cincinnati with a Bachelor’s of Business Management. Emily is also a member of the Ohio Army National Guard. She has joined SPS as a leasing agent and is excited to grow in the industry. In her free time, she enjoys spending quality time with her 2 year old daughter and exploring restaurants and parks downtown.

Veronica Lopreato

Director of Marketing and Social Media

Veronica Lopreato joined SPS early of 2022, bringing with her 6 years of experience in marketing. Prior to joining the team, she was freelancing at VaynerMedia, creating captivating content for brands like Kraft, Mio, and Kool-Aid. Veronica graduated from Northern Kentucky University with her Bachelors in Marketing and Entrepreneurship. In her free time she enjoys sharing her fashion and lifestyle on Instagram, vlogging on Youtube, and exploring Cincinnati.

Courtney Moore

Accounting Analyst

Courtney Moore joined SPS in September 2022. Courtney graduated in May from Northern Kentucky University with her Master’s in Accountancy. Prior to joining SPS, she worked in Public Accounting as a tax staff accountant. In her free time, she enjoys traveling, being active, and spending time with her friends, family, and goldendoodle, Ollie.

Lauren Schott

Chief Operating Officer

Lauren Schott joined SPS in November 2022. Lauren has over 16 years of leadership experience in the multifamily and student housing industries and has worked with some of the nation’s top developers and property management companies. From providing lease-up strategy and oversight to over $600m in assets to managing large conventional and student assets across multiple states, Lauren has helped expand company portfolios and significantly improve operations. At her most recent role with Kaufman Development, Lauren oversaw operations, recruiting/culture, programming, and marketing- each with a strong focus on creating and fostering driven, high performing teams. During her time with the company, she positioned assets in the portfolio for a successful $200m sale and gave operational perspective integral in the development of new assets. Lauren is a graduate of Ohio State University and resides in Cincinnati with her husband and son.

Amanda Karrip

Senior Property Manager

Amanda Karrip joined SPS in September 2022, bringing over 3 years experience in the property management and real estate industry. Prior to joining SPS she was able to reengineer a multi-family property in 18 months which led to a $6.8 million refinance. Outside of work she enjoys spending time with her daughter Cambria and occasionally playing in pool tournaments.
